To exclude the property, a parcel of land containing 7.2 acres, more or less, located on the west line of Hioaks Road south of Jahnke Road, being further described as follows: beginning at a point on the west line of Hioaks Road, said point being 1578.97 feet south of the southwest corner of the intersection of Hioaks Road and Jahnke Road; thence extending 437.45 feet in a southerly direction along a line of bearing S 11 18 50 W to a point; thence extending 764.75 feet in a westerly direction along a line of bearing N 71 23 00 W to a point; thence extending 577.60 feet in a northerly direction along a line of bearing N 36 37 20 E to a point; thence extending 170.81 feet in an easterly direction along a line of bearing S 71 23 00 E to a point; from the R-3 Singe-Family Residential District established by Chapter 32.1 of the Richmond City Code of 1975, concerning the division of the City of Richmond into zones or districts and regulating the use of lands and buildings, and to include the property in the RO-2 Residential Office District established by said Chapter.

THE CITY OF RICHMOND HEREBY ORDAINS:
S 1. That the property, a parcel of land containing 7.2 acres, more or less, located on the west line of Hioaks Road south of Jahnke Road, being further described as follows: beginning at a point on the west line of Hioaks Road, said point being 1578.97 feet south of the southwest corner of the intersection of Hioaks Road and Jahnke Road; thence extending 437.45 feet in a southerly direction along a line of bearing S 11 ° 18' 50" W to a point; thence 5. extending 764.75 feet in a westerly direction along a line of bearing N 71 ° 23' 00" W to a point; thence extending 577.60 feet in a northerly direction along a line of bearing N 36° 37' 20" E to a point; thence extending 170.81 feet in an easterly direction along a line of bearings 71 ° 23' 00" E to a point; thence extending 115.31 feet in a southerly direction along a line of bearing S 21° 34' 40" W to a point; thence extending 360 feet, more or less, in an easterly direction along a line of bearing S 68° 25' 20" E the point of beginning, shown on a sketch, a copy of is attached to the draft of this ordinance, is hereby excluded from the R-3 Single-Family Residential District established by Chapter 32.1 of the Richmond City Code of 1975 and included in the RO-2 Residential-Office District established by said Chapter and the boundaries of said districts are hereby changed accordingly.
§ 2. That such property after the effective date of this ordinance shall no longer be subject to the provisions of Sections 32.1-406 through 32.1-406.7 of Article 4 of said Chapter and shall be subject to all of the regulations of Sections 32.1-426 through 32.1-426.8 of said Article 4 of said Chapter and all of the other applicable provisions of said Chapter 32.1.
